At Ray White Palmwoods, we make reporting maintenance easy through your Ailo Tenant App.
You can submit a maintenance request directly through Ailo using either the Maintenance Request or Chat function. You can also communicate with your Property Manager via email through Ailo.
When submitting a request, please provide as much information as possible, including:
This information helps us assess the issue and arrange the appropriate trade as quickly as possible.
If you believe the issue is an urgent repair, please contact our office immediately during business hours.
Outside business hours, please follow the urgent repair instructions provided to you at the commencement of your tenancy.
Examples of urgent repairs can include:
If there is an immediate danger to life or property, contact the appropriate emergency service on 000.
Some minor issues can be resolved with a simple check first.
No power?
Check whether your neighbours have power and whether a safety switch or circuit breaker has tripped.
No hot water?
Check that the power supply is switched on and that the relevant circuit breaker has not tripped.
Leaking toilet or tap?
Turn off the water supply where possible and report the issue to us.
Washing machine not working?
Check the power and water connections and make sure the load is not unbalanced or excessive.
Lights not working?
Check the light switch and circuit breaker. Tenants are generally responsible for replacing standard light globes.
Water leak?
If safe to do so, turn off the water supply and notify us immediately. Dry any affected areas to minimise the risk of further damage.
If you have a pool at your rental property, please regularly monitor the water level, cleanliness and equipment.
Report any concerns such as:
Even where pool maintenance is arranged on your behalf, please report any issues as soon as you become aware of them.
For your safety and to prevent further damage, do not attempt electrical, plumbing, gas or other specialist repairs yourself.
Please report the issue through Ailo and allow our team to arrange the appropriate assistance.
The sooner we know about a maintenance issue, the sooner we can act.
Please don’t wait until your next routine inspection to report a problem. Early reporting can help prevent a minor issue from becoming a costly repair.
